Retail Lease Brokerage for 1001 Queen Street West

Centre for Addiction and Mental Health (CAMH) has embarked on the next stage of redevelopment which includes an opportunity for 9000 square feet of retail street front space on Queen St West, between Shaw Street and Dovercourt Road. The space will be subdivided into individual retail or service locations, distributed between two buildings on the CAMH campus. CAMH may choose to secure one of the allocated spaces for its own use, outside of this arrangement. Construction has begun in Fall 2017, with targeted completion and occupancy in early 2020.
CAMH has worked with Retail Strategy Consultants to develop a retail strategy including full stakeholder engagement, research and market analysis and considerations for the use of the 9,000 sq. feet of street front property. This strategy will be shared with the successful retail lease brokerage firm and inform the retail lease brokerage’s final recommendations for use of this space. CAMH is now therefore seeking an experienced retail lease brokerage firm to market and lease these specific vacant properties at this prime and unique hospital street front location. This phase of CAMH’s redevelopment will contribute to the vitality and animation of the “West Queen West” (WQW) neighborhood, advancing the positive changes we are seeing in social attitudes toward mental health, while driving increased retail traffic to this rapidly developing neighborhood.   
Essential to this process is familiarity with real estate laws and practices, including relevant local land use and zoning regulations. Success in marketing retail spaces to maximize exposure to potential tenants, experience working with the public sector market and within the West Queen West area is also required. It will be important for the selected vendor to meet CAMH’s vision, missions and values, while meeting blended criteria across financial return, community integration and innovative social enterprise options, balancing the diverse needs of the CAMH community (staff, students, clients and family) and the broader community. This could include opportunities for client employment supported by CAMH’s Employment Works! Program.

This Request for Proposals (“RFP”) is an invitation by CAMH to prospective proponents to  submit proposals to act as a Retail Lease Brokerage and Property Manager for retail units at 1001 Queen Street West, Toronto Ontario
